Join the Museum, United States Postal Service and the Chamber of Commerce as a new generation is introduced to this tradition! Learn about the program’s history and help stamp some of the 2012 Valentines. Both “camp” sessions are open to anyone over the age of 8. Make it a family outing! Both sessions are free, but have limited space. Please call the Museum to reserve your spot! </p>

<li>On average, the number of home sales in January drops almost by half from the previous year’s peak. A house that is priced right and staged well will stand out even more with less competition.</li>
<li>Lenders, home inspectors, movers, and other vendors also see a seasonal dip in transactions.  This could mean a quicker, easier, and possibly cheaper time to buy, sell, and move.</li>
</ul>

			<content:encoded><![CDATA[<p>December 2011 <strong>Loveland Real Estate market statistics</strong> are in. Each month we track the following leading market indicators for Fort Collins, Colorado:</p>
<ul>
<li><strong>Under Contract</strong> = Number of properties under contract</li>
<li><strong>Sold</strong> = Number of <strong>sold</strong> properties</li>
<li><strong>Months Supply of Inventory</strong> = The MSI is an estimate of how long it  will take for all  the homes in a market area to be sold, or absorbed,  based on the number of homes  currently on the market and the rate that  homes have sold in the past. A market  is considered <span style="text-decoration: underline;">balanced</span> when the  MSI falls between <span style="text-decoration: underline;">5-7 months</span>.   Under 5 months is  considered a seller&#8217;s market and over 7 months is considered a buyer&#8217;s  market.</li>

<p>And of course one of the busiest. Trying to get everything wrapped up – work projects, household chores, not to mention presents. Talk about making a list and checking it twice!</p>
<p>Most of us know we need to take a step back and so when we got a call from Rebecca Fishkin, one of our Realtors® in Loveland, it was just the ticket. Rebecca and her husband Rod work together and their idea was to have volunteers from Keller Williams Realty meet at our Loveland Office Friday morning December 16th. We would then travel to the <strong>Loveland North Shore Nursing Home</strong> to sing Carols with the residents. Armed with sheets of Christmas Songs and Carols – we gathered in the foyer.</p>
<p>Rebecca had also put out the suggestion that each resident have an individually wrapped gift to go under their tree. <strong>The final number came out at 140 gifts delivered!</strong> We sang together for about an hour – Jingle Bell Rock seemed to be a firm favorite. No surprise afterwards, that by slowing down to spend time with others we ourselves became more energized to fully appreciate “This Most Wonderful Time Of The Year.”</p>

Artspace Project Inc. recently revealed a sneak peak of their vision for the acre of land they are developing at Railroad Avenue and Third Street. The two-phased Artspace project has a total estimated cost of $10 to $20 million dollars. The first phase would entail construction of a four to five story building with 30 to 35 live-work spaces for artists and their families. Ranging from one to three bedrooms, each live-work space would contain a studio for the artist(s). Designated as affordable housing, their target residents would earn 60% or less of the region&#8217;s median income. <p>Not too far away from the Artspace project site, the under construction Rialto Theatre Center  now has stairways, concrete floors and walls are going up . 			<content:encoded><![CDATA[<p>November 2011 <strong>Loveland Real Estate market statistics</strong> are in. Each month we track the following leading market indicators for Fort Collins, Colorado:</p>
<ul>
<li><strong>Under Contract</strong> = Number of properties under contract</li>
<li><strong>Sold</strong> = Number of <strong>sold</strong> properties</li>
<li><strong>Months Supply of Inventory</strong> = The MSI is an estimate of how long it  will take for all  the homes in a market area to be sold, or absorbed,  based on the number of homes  currently on the market and the rate that  homes have sold in the past. A market  is considered <span style="text-decoration: underline;">balanced</span> when the  MSI falls between <span style="text-decoration: underline;">5-7 months</span>.   Under 5 months is  considered a seller&#8217;s market and over 7 months is considered a buyer&#8217;s  market.</li>

Amateur and professional artists are invited to create a gingerbread structure and enter it in the 2011 competition.  All skill levels welcome &#8211; from inexperienced to expert, children, teens, family, and adults.  Participants will compete for cash prizes and can choose to enter their creations in the silent auction to benefit the Loveland Public Library.</p>

Our ability to “green our homes” truly has the ability to change the world. The principles of green are really about understanding priorities for a well-lived life—living healthy, being smart with money, and acting more sustainably.</p>
<p>We typically spend more than 80% of our nonworking or commuting hours inside our homes. Because we spend so much of our lives inside, it only makes sense we make a healthy inside zone the first priority. Here are a few DIY tips from Green Your Home to get you started:</p>
<ul>
<li><strong>Cross-Ventilate.</strong> An average adult takes in more than 14,000 breaths—or about 3,000 gallons of air—a day! Surprisingly, you are more likely to breathe polluted air inside your home than outside—even in cities like Los Angeles, which aren’t known for air quality. Opening one window won’t cut it&#8230;you need cross-ventilation so the breeze actually blows though your home, taking the pollutions back out with it. Open a front door and a back door, or one window upstairs and one downstairs.</li>
<li><strong>Lighten Up.</strong> Simply swapping out the five most commonly used incandescent bulbs for CFLs or LEDs in your home can save you $60 to $100 a year. Combined with well-designed artificial lighting, natural lighting is also a great way to boost efficiency.</li>
<li><strong>Low Flow. </strong>American families use about 400 gallons of water a day, and 70% of that is used inside the home. The majority is used in the bathroom: the average person flushes the toilet 2,500 times a year. Transform your home’s toilet from water-waster to water-miser for cheap. Place a brick or 2-liter plastic bottle filled with water into your toilet’s tank. The volume of these objects means less water will be needed to fill your tank—you’ve just created your own low-flow toilet. Also, be sure and have a leaky or running toilet fixed by a plumbing professional immediately.</li>
