Press release: Keller Williams is still number one in buyer satisfaction!

J.D. Power and Associates just released the results of their 2010 Home Buyer/Seller StudySM. For the third consecutive year, Keller Williams Realty has ranked first in satisfaction among home buyers.

Operating principal JoAnn Johnston said “We are proud of our real estate agents and the manner in which they care for all of our clients. It is their hard work and caring that keeps us at the top!”

The study is based on a 1000 point scale. Keller Williams Realty scored 817, leading the pack above the average of 803.

Keller Williams Realty also placed second in seller satisfaction for the second year in a row.

Loveland’s Valentine Remailing Program

One of our most wonderful and treasured things is our Valentine Program. When someone wants to send a special note that is hand-stamped, their note comes to Loveland. There are over 50 volunteers each year and more people are trying to help out!
If you would like to send something nice to your valentine, send it to our postmaster along with a stamped and addressed envelope. Here’s the address:

Improvements to I-25/U.S. 34 interchange underway

ExitRecently, we wrote about how things were scaled to necessities in the plan. Well, Centerra’s interstate exchange is underway! The improvements focus on increasing two things: safety and traffic flow. These two ideas have only grown clearer with the expansion of business near the interchange.
On November second ground was broken for long-awaited improvements to the I-25/U.S. 34 interchange—the “Gateway to Loveland.” The horizon surrounding the area has changed significantly in the past five years. Between the Promenade Shops at Centerra and the new state-of-the-art Medical Center of the Rockies, traffic has surged at the interchange. The current cloverleaf design has drivers entering and exiting the interstate in the same breathe, and has been an ever-growing concern for local citizens. The slated improvements, which include removing existing loops and adding two new off ramps, will lead to better traffic flow and safety. Construction should be complete by the end of 2010.

Tax Credit

If you think you might have missed out on the $8,000 tax credit think again. It’s back and better than ever. The original stimulus tax credit was set to expire on November 30, 2009. The house voted to extend it to spring and to include homeowners that already own a home. Buyers need to have owned there current home for at least 5 years and would be eligible for tax credits up to $6,500 (subject to income limits). First time homebuyers can still receive the $8,000 tax credit. To qualify you must sign a purchase agreement by May 1, 2010 and close before July 1, 2010. The credit will be extended an additional year to June 30, 2011 for those serving in the military outside the United States.

This stimulus tax credit has many benefits for those buyers looking to buy in this market where deals are found down every street. This is absolutely the best time to buy and the tax credit couldn’t have come at a better time. With buyers being able to purchase a home at unbelievable prices and to receive a credit from the government. Goldman Sachs believes that the tax credit will help boost home prices.

The credit can actually help the economy and will help put America back to work. When people buy homes they are likely to upgrade and update which helps those companies that offer services of windows, doors, flooring, appliances, painting etc. Not to mention those that do receive the tax credit how that will spur more activity into the economy. This tax credit is truly a win-win for everyone. With the past tax credit approximately 1.4 million first time homebuyers qualified through August. Realtors estimate that 350,000 would not have purchased without the tax credit. Q & A on the Tax Credit.

Lawrence Yun, Chief economist at the National Association of Realtors said, “Once the consumer fear factor disappears, then housing can move into a sustainable recovery,” Yun said. “ I think we will be there by the middle of next year.”

Our current economic circumstances made it critical that we extended this temporary tax credit so that homebuyers, new homebuyers, as well as existing homeowners would have the confidence to get off the sidelines and into the market now with prices and interest rates being at an all time low. A healthy real estate market is essential to pulling us out of this recession and growing our economy.”

Loveland Centerra interchange

As we look at bringing businesses and thus jobs into the Loveland area, we also look at their needs. Among them, they need real estate to build on and a means to get their products to their customers. Ergo, road maintenance comes up more often in conversation.
Interstate 25 is the main thoroughfare in northern Colorado. Highway 34 connects Greeley, Centerra and Loveland. It is very important to maintain where these two roads meet. The economies depend upon this intersection staying functional.
The Loveland City Council has just recently approved a plan to modify and improve the interchange. Among the tasks are “removing two exit loop ramps and adding traffic signals.” The main catch with the approved plan is the limitation of additional landscaping. Focus has been placed on maintaining the current beauty of the property instead of sinking more money into aesthetics.
