Loveland real estate in relation to foreclosures
September 27th, 2010An article was recently posted in Loveland about real estate. The real estate post articulated the increase in foreclosures for Larimer county.
We’ve been watching Loveland real estate and in the county for years and we found this article insignificant.
The article stated that foreclosure filings in the county rose over July-August from 156 to 169. This is a real estate fact. However, this fact can be attributed to simple variance in the real estate market.
To put things into perspective, there are 5,697 active listings in Larimer county currently advertised for sale in our MLS.* 203 of those are bank owned/REO properties. This equates to just 3.5% of the real estate market for the county.
Loveland is not far off of county numbers with 4.3% bank owned listings. Loveland real estate currently holds 1,372 active listings for sale. This is yet another example showing how Loveland real estate values have
not been depressed as much as other regions of the nation.
It should be noted that not all properties owned by banks are necessarily being listed.
