Loveland Loves BBQ ~ Loveland
July 9-10, 2010

Nestled beneath the majestic Rocky Mountains, Loveland, Colorado is host to the fourth annual Loveland Loves Barbecue cook-off. Competition is Friday, July 9th from Noon to 9pm and Saturday, July 10th from 11am to 6pm at the southwest corner of Cleveland and 5th street in historic downtown Loveland. Judging will include the big four – beef brisket, chicken, pork ribs, and pulled pork. Entries of sauces, desserts, side dishes, and “anything goes” will also be judged.

KW Red Day 2010 for H.E.L.P and Habitat

Red Day 2010Last Thursday it didn’t take flight instructions to get Loveland Keller Williams Realty agents to turn off all electronic devices. It was the call to volunteer for the 2nd annual RED Day that got agents out of the office and into the community. RED (Renew, Energize and Donate) Day is a Keller Williams Realty international service initiative dedicated to improving communities. The service day is held annually on May 13th and engages Keller Williams Realty associates from across the US and Canada in civic service.

Keller Williams’ agents from the Loveland office split into two groups. The first group gathered at H.E.L.P International to sort and package clothing that will be sent to countries in need of humanitarian aid. Margaret Herdt with Keller Williams Realty organized the project. Herdt reported that “not only did we get a boat load done; we had a lot of fun doing it!”

The second Loveland group rolled up their sleeves for Loveland Habitat for Humanity. These agents tackled dry walling projects at a local build site. “It’s so important to give back to our community whether financially or with our time. Habitat for Humanity was a great choice for our project since they make the dream of owning a home a reality for people, which is one of our goals as Realtors®,” said Alicia Stewart of Keller Williams Realty. Stewart organized the Habitat project day.

Overall over 50 agents from Keller Williams Realty of Northern Colorado participated in RED Day projects. Fort Collins agents partnered with Putnam Elementary to read with students, collaborate on art projects and decorate for the school’s Fiesta de Mayo event. Agents from Greeley completed home improvement projects for a community member that could not complete the work otherwise, and brought gifts to a local nursing home. “RED Day is a true win‐win for our agents and the community,” concluded JoAnn Johnston, Operating Principal of Keller Williams Realty of Northern Colorado.

Nationwide housing market making progress

May 11th, 2010

Even in the face of some markets down swings, the economy is gaining traction. The GDP rose 3.2 percent in the first quarter. This is a major signal that sustained gains are likely in the near future.

First-time home buyers held 44% of nationwide existing home sales. This is good news as more of the mortgages that may have been underwater have been sold.

Other indicators are telling us that stability is ahead as well. Median home price for existing properties have risen 0.4 percent over last year and 3.6 percent from February. Mortgage rates are also anticipated to rise 1 to 1.5 percent by the end of 2010.

The two main factors that are hindering a full and robust recovery are unemployment and the number of foreclosures that must still be worked through.

Jobs update: Good News

Jobs are important for real estate for one major reason. That reason is: most people cannot buy real estate with all cash. Often, people will have some money in savings for a home, but not enought to purchase the home without a loan. Ergo, jobs are what
gives people the freedom to purchase and pay for a loan to cover the difference.

When people began losing their jobs at a record pace in the past couple of years, it was to be expected that the housing market would follow for those who bought property with any form of debt.

In working with real estate professionals, we often look for good news in regard to jobs. This indicator often signals a growing market in the near future for those who have some capital and good jobs.

We have some of that good news! In one industry, newspapers, things have not been looking so good in recent years. Several factors have struck a blow to jobs here. However, employment decline has slowed. [1] Many people who would have been simply fired are being moved around to different tasks. More importantly, more people are staying employed.

On the market as a whole, companies are planning to increase their workforces in the next couple of quarters. [2] This means that managers are seeing sales and transactions that are currently on the rise or that they will soon.
This is great news for people buying real estate!

Loveland—A great place to retire!

Once again, our area has been recognized as a great place to live! AARP has named the Loveland and Fort Collins area to be the top place for Baby Boomers to retire. [1]
Loveland has plenty for the Baby Boomer generation and opportunities are growing. A local student [2] has been helping seniors receive cards that act as passes and discount cards to sporting events.
Loveland’s ever-growing arts are also attracting locals. This year’s Sculpture in the Park is estimated to be the most attended in history! More info for the annual August show can be found at their website. [3]
