Chad Kile Chad Kile

Where are you from (if not here)?
I mainly grew up in Tulsa, Okla., though I have lived in Albuquerque, the Denver-area, Bartlesville, Okla. and the Oklahoma City-area.

What brought you to the area?
My family has had ties to Colorado for more than 100 years. More recently, however, my parents and I moved here five years ago to be near my aging grandmother and sister, who had a baby.

When and how did you get into real estate?
I decided to get into real estate in 2008 because I needed a new job direction after working in the newspaper industry.

When did you join our office?
I joined Keller Williams in January 2009. I generally like the dynamics of the Loveland office.

What does your normal work day look like?
My normal work day consists of handling short-sale files. I also answer e-mails and phone calls. I am interested in finding new business, which causes me to spend time generating leads, too. I typically assist buyers and sellers in the afternoon and evening.

What is your favorite part of being a real estate agent?
My favorite part about real estate is helping people get into a house that, for them, is much more than a house. It is the place where they live their lives. It is much more than just finding a house because this is my job. I am always happy to be a part of such an important process for people.

Have you had any cool or interesting deals recently?
I had the pleasure of helping my sister purchase her first home in January and February. This was a special deal for me. I remember sitting at the closing table thinking how happy I was for my sister. It was cool to be part of such a major event for her.

Do you have a specialty?
Given current times, I specialize in short-sale listings. I am very versed in the inner-workings of these complicated and drawn-out transactions.

How about a unique hobby, do you have one of those?
I love to cook. I also enjoy physical pursuits such as running, road bicycling and fitness. I have a great family, to which I am very close, and enjoy spending time with.

Thanks Chad!

The importance of knowing your credit

March 1st, 2010

In real estate, one of the steps to buying a home is getting the correct financing and understanding the loan options. Having good credit is a great start. The ability to show consistent and stable income is also important.
Many people focus on having a good job and then go right after real estate. A financial education is showing itself to be as important as your a regular or academic education.
Bankers, in looking at a possible loan, look at many things. Among them are your incomes and apparent ability to repay debt.
One of the best things you can do as a potential property buyer is to make sure that your credit history doesn’t have anything too colorful like defaults and collections. Doing so will increase the chances of getting a great loan.
The term default is simply when someone is not up to date on payments with a given financial obligation. To elaborate, most businesses give some form of time cushion before calling it “defaulted” and taking action.
Everyone, yes, everyone should have a look at their report to make sure it is clean before going to purchase a home.

This will help you in a couple of ways:
> It can save you weeks of time when buying real estate.
> It will help you understand the intricacies of your home loan.
> It will show you how to shop for the property loan that fits you best.

There are many websites that will assist you in getting a free copy of your credit report. You may also purchase a credit monitoring service. Now, you may or may not need this. Whatever you do,
make sure you use reliable sources for your credit report when you decide to go after your real estate goals.
Happy credit hunting!

Loveland receives another title

February 16th, 2010

AARP just published an article naming the Loveland and Fort Collins area number one as a “Dream Town!”
We really have a lot going for us! Loveland is surrounded by area features including, but not limited to, golf, lakes, parks, and those piles of rock to the west called the Rocky Mountains! Real estate is prime here!

Minutes away in Windsor, we have a world class golf course designed by Jack Nicklaus – Ptarmigan Golf Course. Just a bit to the west, we have Mariana butte, another great course! Columbine park has won awards as well!

Sculpture in the Park is a great arts festival each August. And water sports are not to be ignored either! Boyd Lake State Park is a very popular place in the warm days.

This title is just one more recognition of Loveland being a great place!
